Gas Safety Certificates
If you have a gas supply to your home or business and gas appliances you should have them checked regularly by a gas safer engineer as unsafe gas pipes and gas installations can cause carbon monoxide poisoning, gas leaks, fires and explosions.
Landlords, are legally obliged to have the check every year. If this applies to you, the gas safe engineer who carries out the assessment must leave you with a gas safety certificate and a copy must also be given to the tenants. The gas safety certificate is sometimes called a gas safety record or CP12.
There is a lot to do when moving to a new home or commercial premises. Surveys won’t check gas pipes and appliances, so it is worth getting a gas safety check carried out before you move in to make sure these are safe.
After fitting a new gas appliance do make sure you have the warrantees and commissioning documents required. The contractor should give you them.
Planning renovations? Check where the gas pipes are and be careful not to block flues or vents, do not carry out any gas work yourself or remove any gas appliances. This must be done with a gas safe registered engineer who is qualified to do the work you require.
What does the gas safe engineer check?
A gas engineer will check all the gas pipes, flues, chimneys, gas appliances such as hob and oven and for course your gas boiler.
Tenants supplying their own gas appliance are responsible for getting the appliance checked. The pipework supplying the gas is the landlord’s responsibility.
Who can carry out a gas safety check?
Checks should be carried out by gas safe engineers who are gas safe registered. All gas safe engineers in the UK, Isle of Man and Guernsey will be on the gas safe register. A gas safe engineer will carry with them a gas safety ID card.
The front of the card should have a matching photo of the engineer and the expiry date under the photo should not have passed. The company they work for, a licence number at the top and middle of the card and a gas safe security hologram at the bottom of the card are also on the front. Not all gas safe registered engineers can work on all types of gas appliances so on the reverse of the ID card is a list of work they are permitted to do and the expiry date. For example ‘pipework’ should be listed as this is the an engineering is allowed to do. You might see cooker, water heater, or boiler listed amongst others. The left hand columns shows the domestic work they can do and the right, domestic.
